MIDC Auction Plot

MIDC facilitates the sale of its plots through auctions conducted via e-bidding. Currently, the following plots are available for auction:

  • MIDC Auction March 2020 – E-bidding plots scheduled from 23.03.2020
  • MIDC Auction Nov-Dec 2020 – Online direct allotment plots (Nov 2020)

Procedure for Bidding on an MIDC Plot

  1. Allotment Process:

    • Industrial land in MIDC is primarily allotted through direct online applications.
    • In cases where demand exceeds availability, MIDC conducts auctions.
    • Commercial and residential plots in MIDC are usually allotted through auctions.
  2. Required Documents for Application:

    • Request letter to MIDC on company letterhead
    • Online application submission
    • Completed White Application Form
    • Detailed Project Report (DPR)
    • Copy of MOA (for Pvt. Ltd. companies) or Registered Partnership Deed (for Partnership Firms)
    • Shareholding certificate (if Pvt. Ltd.)
    • Board resolution (if Pvt. Ltd.)
    • Block plan of proposed plot utilization
    • Demand draft for processing fees
  3. Application Review:

    • MIDC reviews the application and issues an invitation for a Land Allotment Committee (LAC) meeting.
  4. Land Allotment Committee (LAC) Evaluation:

    • The LAC assesses project feasibility and makes a decision regarding plot allotment.
  5. Offer Letter & EMD Payment:

    • If approved, MIDC issues an offer letter requiring an Earnest Money Deposit (EMD) of 25% within 15 days.
  6. Allotment Letter & Balance Payment:

    • Upon EMD payment, MIDC issues the Allotment Letter with the assigned plot number.
    • The applicant must pay the remaining 75% within 30 days.
  7. Road Width Charges:

    • Applicable for plots up to 10 acres.
    • 50% concession for plots between 10 to 25 acres.
    • No charges for plots above 25 acres or investments exceeding ₹100 Cr.
  8. Possession & Lease Agreement:

    • After full payment, MIDC hands over possession and executes an Agreement to Lease.
  9. Completion Timeline & Initial Approvals:

    • The process typically takes 3-4 months.
    • Entrepreneurs must obtain MSME registration, MPCB consent, and a Provisional Fire NOC before submitting plans to the Special Planning Authority (SPA).
  10. Additional Approvals for Hazardous Material Storage:

  • If storing hazardous, explosive, or inflammable materials, approval from the Maharashtra Pollution Control Board (MPCB) is required (categories: Orange, Red, White).
  1. Construction & Development:
  • Plans must be approved by MIDC’s Planning Authority.
  • Temporary water and electricity connections can be acquired.
  • After construction, obtain a Building Completion Certificate (BCC), Drainage Completion Certificate, Tree Plantation Certificate, and Occupancy Certificate (OC).
  1. Post-Construction Compliance:
  • Obtain MSME registration, MPCB Consent to Operate, and a Factory License.
  • Apply for a permanent water connection and execute the Water Supply Agreement with MIDC.
  • Secure an electricity connection from MSEB and any other required permits specific to your business.
